LANG RANCH COMMUNITY PARK <br />DESIGN DEVELOPMENT AND <br />* CONSTRUCTION DOCUMENTS <br />Scope of Services <br />P S 0 M A S Best Management Practices (BMPs) for managing storm water on the <br />project site and will incorporate required structural and/or non-structural <br />BMPs. Psomas will prepare a SQUIMP exhibit plan and report that will be <br />(continued) processed for City approval. <br />PROJECT MANAGEMENT AND COORDINATION — Psomas will provide project <br />management during the construction document phase of the project <br />including coordination between the District, the Project Team and other <br />agencies and consultants. Psomas will distribute plans and information <br />as necessary during the project and ensure that the Project Team works <br />together as a cohesive unit. Also provided will be coordination for <br />improvement plan review and approval for those plans requiring approval <br />from the City of Thousand Oaks or other local agencies. <br />. QuALrry AssuRANCE/QuALITY CONTROL — Psomas will provide a thorough <br />t+. <br />in-house review of all improvement plans prepared at the construction <br />documents stage of the project. The design and accuracy of all plans will <br />jbe verified and any necessary revisions or corrections will be incorporated <br />into the plans prior to presentation to the District. <br />PHysicAL MODEL ox PROPOSED PARK SrrE — Solid Terrain Modeling will <br />,y .„�” to"w .4 • - provide a physical three-dimensional scaled model of the proposed park <br />site location site for presentation. The model provided will be prepared at a scale of 1" <br />= 80' and will measure approximately 4.5' by 3.5'. The limits of the model <br />will extend North to the intersection of Avenida de los Arboles and Erbes <br />Road, will include Erbes Road to the West, will extend to approximately <br />200' beyond the access road to Lang Creek Dam to the east and will <br />extend approximately 500' beyond the southerly property line. The model <br />will be prepared using the aerial photograph that will be flown for the <br />project for.the aerial topography preparation and will rely on the NOAH <br />weather satellite information for vertical relief An allowance of $10,000 <br />has been included for the possible addition of any three-dimensional <br />model components (i.e. trees, lights, backstops, etc) that CRPD may want <br />incorporated into the final model. <br />OA"RooK SERvICE YARD PINE GRADING AND DRAINAGE - Psomas will <br />provide an as -built topography survey, site plan, fine grading and <br />drainage plan, and utility plan for the proposed CRPD Service Yard per a <br />preliminary site plan provided by the District on March 12, 2009. Services <br />.. to be provided include: <br />site location <br />As -BUILT TopOGRAPHY - . The 2 acre CRPD service yard area located off <br />of Erbes Road will be surveyed by field methods, identifying the <br />perimeter join conditions and other surface improvements.
