LANG RANCH CDNMUNFIY PARK <br />DESIGN DEVELOPMENT AND <br />CONSTRUCTION Docui' iEr\,rs <br />Scope of Servs l es <br />P S Q M A S QUALITY AssmzM&Qu L= Co�rmm — Psomas will provide a thorough <br />in-house review of all improvement plans prepared at the design <br />development stage of the project. The design and accuracy of all plans will <br />(continued) be verified and any necessary revisions or corrections will be incorporated <br />into the plans prior to presentation to the District. <br />Construction Document Services <br />P S 0 M A S <br />Based on the plans and documents prepared by the Project Team at the <br />design development stage of the project, input received from the District, <br />the City of Thousand Oaks and the Citizen's Design Review Panel, Psomas <br />will prepare the following construction documents; <br />HvDRoLooY STUDY — Psomas will prepare a hydrology study to determine <br />existing and proposed flows to be used in sizing proposed on-site drainage <br />systems. The hydrology study will determine the amount of flow that <br />mast be detained on-site to ensure that the post -development flows do <br />not exceed the pre -development flows based on the requirements of the <br />Ventura County Watershed Protection District. Stormwater flows will be <br />determined where necessary for sizing on on-site pipes, drainage structures <br />and detention facilities. <br />RouGH GRADrnrG PLAN — A 50 -scale rough grading plan will be prepared <br />based on the preliminary design provided above and input received during <br />the design development phase of the project. The rough grading plan will <br />incorporate all grading recommendations provided by the Geotechnical <br />Consultant and will be processed for approval with the City of Thousand <br />Oaks. Our goal will be to provide a rough grading plan that provides a site <br />matching the approved Master Plan while maintaining balanced earthwork. <br />Fm GRADwo AND DRAINAGE PLAN — Psomas will provide a 20 -scale fine <br />grading and drainage plan that incorporates the horizontal layout of the <br />final landscape and hardscape design, the final sports fields and courts <br />design and the final building design. We will include finished grades, <br />finished surfaces, flowline elevations, driveway and parking lot grades, all <br />drainage structures including sizes and specifications, all drainage, sewer <br />and water lines including connection points and outlet locations. <br />HoRmoNTAL COWROL PLAN — PSomaS will prepare a 20 -scale horizontal <br />control plan that provides the horizontal layout of all proposed on- <br />site improvements. Included will be horizontal ties that will allow for <br />construction survey of the proposed project improvements. <br />UTmrrY PLAN — Psomas will prepare an on-site utility plan that will provide <br />the horizontal locations of storm drain, sewer and water lines. Plan will <br />also provide connection points at the project boundary to be used by the <br />Scope of Services - 22 <br />
