The generous use of colorful <br />graphics makes it much easier to explain and gain approval for these types <br />{continued} of projects. <br />TheInal element of Phase I would be to revisit the schedule that will be <br />included with this proposal and update all of the future delivery dates. <br />Every effort will be made to conform to the development schedule that will <br />accompany this RFP but it is unrealistic to imagine that adjustment will not <br />be necessary or requested by one side or the other. By using the schedule <br />as ail ongoing management tool, all sides will remain better informed as to <br />the progress being made and the expectations for future completion of the <br />remaining phases. <br />Construction Document Preparation <br />The design team will then jump immediately into producing a set of <br />Schematic Design (25%) documents based on the approved Master Site <br />Plan that will include at a minimum, a site plan, surfacing plan, grading <br />plan, and utility/irrigation plan. Our approach during these phases is to <br />.involve as many of the original stakeholders as possible to continue to <br />maintain approvals as the design evolves and to continually elicit ideas and <br />input that will increase the effectiveness of the design. These plans will <br />be reviewed and modifications made to them based on the stakeholders' <br />comments. A list of design alternatives, related cost implications and <br />regulatory criteria That will need to be investigated and decisions rendered <br />on will be developed and assigned to the various participants in the <br />process. The development of both schematic and design development plans <br />is slightly different from the RFP, but it is our general practice to include <br />both of these .steps .to manage expectations Through the design process, and <br />we have provided for both in our schedule for the work. <br />From these schematic design plans, the team will work on the designated <br />issues while developing the Design Development (50%) plans and <br />specifications, which represent the next level of design. Decision loops will <br />be followed where anticipated costs for different design components will <br />be reviewed and decisions made on the choices available. These additions <br />to the plans will .drive fixture choices and once these are made, they will <br />be incorporated into the plans, specifications and drive adjustments to the <br />budget and schedule for completion of the project. <br />Upon approval of the design development documents by the District, the <br />Design Team will move immediately into creation of the 95% construction <br />documents for submittal to the local governmental agencies for review and <br />finalization of the pre-bid budget.
