LANG RANCH COMMUNITY`_PARK <br />D-Es1GN DEVELOPMENT AND <br />CONSTRUCTION DOCUMENTS <br />Project Unders-tatfl-'�'�'- <br />and per" <br />landslide mass will ultimately lead to geotechnical mitigation options that <br />will prove necessary for long term performance of site structures, site <br />slopes and the surrounding areas. <br />(continued] <br />LGC Valley believes that we have prepared a reasonably conservative <br />approach for a site investigation in terms of excavations such as <br />borings and test pits, laboratory testing of site soils to determine their <br />characteristics such as shear strength, expansion potential, and bearing <br />capacity, and the creation of maps and cross sections and other relevant <br />figures to convey the geological conditions that exist at the site. The <br />information gathered from our field work will result in our interpretations <br />and conclusions concerning the site conditions and these interpretations <br />will be reviewed in light of the proposed design. Ultimately, our combined <br />efforts will lead to'various geotechnical options to mitigate those physical <br />conditions that require engineered support. We anticipate'reviewing <br />these options with the design team and the Conejo Recreation and Park <br />District in order to assess which options are most feasible from a design, <br />construction, safety and cost perspective. <br />In the end, LGC Valley will prepare a geotechnical report that indicates <br />the scope of work, our findings, interpretations, conclusions and <br />recommendations for the Lang Ranch Community Park. The document <br />will be formatted such that it can be assessed by the various reviewing <br />agencies. The report will be useful as a bidding document for grading of <br />the site as it will contain all site recommendations for grading including <br />monitoring during construction and excavation control, data relevant for <br />construction of foundation elements, wall design information, and general <br />to specific construction techniques in order to keep the site safe from <br />potential unwanted and dangerous earth movements. <br />Please note as part of the geotechnical report, due to the existing <br />geotechnical/geologic conditions of the site (i.e. presence of a landslide), <br />we will provide a series of geotechnical monitoring options that we believe <br />help reduce the potential for short and long term exposure to unwarranted <br />and unnecessary liability and litigation from adjacent sites. <br />Based on our experiences with similar sites under similar scenarios, the <br />following are examples of monitoring options that should be considered: a <br />crack survey of streets and sidewalks in nearby neighborhoods, installation <br />and surveying of survey monuments, and installation and monitoring of <br />slope inclinometers (along Westlake Boulevard). These monitors will <br />provide early warning for potential slope instabilities that can then be <br />readily contained. In addition, they help to show that no movement of the <br />landslide has taken place during the grading operations on the site, thus <br />reducing the potential exposure to unwarranted and unnecessary liability <br />and litigation from adjacent sites. <br />P S O M A S Project Understanding and Scope LGC Geatech6cal — 6 <br />
