• CRPD will cause improvements to construct and use three futsal courts at Los Cerritos <br />Middle School <br />• The term of this Agreement shall include two phases: <br />o Phase 1 shall be the CRPD's construction of the improvements and shall take <br />effect immediately upon execution of the Agreement and end with the completion <br />of the improvements. <br />o Phase 2 shall be CRPD's use of the improvements and commence from the first <br />day after the completion of the improvements and shall continue for twenty (20) <br />years, <br />• At CVUSD and CRPD's mutual option, the Agreement may renew for up to two five (5) <br />year terms. <br />CRPD will contract, construct, execute, and fund improvements. <br />• Prior to construction, CRPD will notify and conduct a neighborhood meeting with <br />property owners 500' from the Premises' property lines. <br />• The improvements shall become property of CVUSD upon completion. <br />• CRPD shall permit the Premises through the Civic Center permit process with CVUSD. <br />• DISTRICT may use the Premises for recreational futsal leagues, practices, lessons, <br />instruction and other related activities. CRPD may sub permit the use of the facility to <br />community organizations in accordance with CRPD permit processes provided the use <br />is consistent with this agreement. <br />• While school is in session, the improvement shall be available for permitting Monday <br />through Friday from 4:30 p.m. to 9:00 p.m. and Saturdays, Sundays, and Holidays from <br />9:00 a.m. to 9:00 p.m. While school is not in session, the improvement shall be <br />available for permitting Monday through Sunday 9:00 a.m. to 9:00 p.m. <br />CRPD shall be responsible for any and all routine maintenance (including custodial), <br />repairs and replacement of the improvements. <br />• CVUSD shall be responsible for any maintenance, repair and replacement activity which <br />is not a result from the CRPD's use. <br />• CRPD will be responsible for all electricity costs as a result of CRPD's use of the <br />Premises. <br />• During the initial term of this Agreement, CRPD will use the improvement at no cost. <br />CRPD will pay for only electricity costs as a result of CRPD's use of the Premises. <br />403 West Hillcrest Drive I Thousand Oaks, CA 91360-4223 <br />(805) 495-6471 FAX: (805) 497-3199 Email: parks@crpd.org <br />
