• CRPD will cause improvements to construct and use three futsal courts at Los Cerritos Middle School • The term of this Agreement shall include two phases: o Phase 1 shall be the CRPD's construction of the improvements and shall take effect immediately upon execution of the Agreement and end with the completion of the improvements. o Phase 2 shall be CRPD's use of the improvements and commence from the first day after the completion of the improvements and shall continue for twenty (20) years, • At CVUSD and CRPD's mutual option, the Agreement may renew for up to two five (5) year terms. CRPD will contract, construct, execute, and fund improvements. • Prior to construction, CRPD will notify and conduct a neighborhood meeting with property owners 500' from the Premises' property lines. • The improvements shall become property of CVUSD upon completion. • CRPD shall permit the Premises through the Civic Center permit process with CVUSD. • DISTRICT may use the Premises for recreational futsal leagues, practices, lessons, instruction and other related activities. CRPD may sub permit the use of the facility to community organizations in accordance with CRPD permit processes provided the use is consistent with this agreement. • While school is in session, the improvement shall be available for permitting Monday through Friday from 4:30 p.m. to 9:00 p.m. and Saturdays, Sundays, and Holidays from 9:00 a.m. to 9:00 p.m. While school is not in session, the improvement shall be available for permitting Monday through Sunday 9:00 a.m. to 9:00 p.m. CRPD shall be responsible for any and all routine maintenance (including custodial), repairs and replacement of the improvements. • CVUSD shall be responsible for any maintenance, repair and replacement activity which is not a result from the CRPD's use. • CRPD will be responsible for all electricity costs as a result of CRPD's use of the Premises. • During the initial term of this Agreement, CRPD will use the improvement at no cost.
