<br /> <br /> <br />User Fees <br /> <br />RPCEC currently charges $590 per month for a pipe stall and $640 for a mare motel. All stalls <br />are 24’ x 24’. Effective April 1 we are raising board rates about 8%. An updated market survey <br />was provided last month. Our market survey of 18 other facilities shows a median of $790 (vs. <br />median at RP of $590) and an average of $814 (vs. an average of $597 at RP). In our most <br />recent survey of comparable facilities, only two of twenty facilities were lower than RPCEC. <br />Even at the new rates, RPCEC will be 19% below the neighboring stables. Currently we have a <br />5% vacancy rate. <br /> <br />Trailer parking is $50 per month. Trail rides are $70 per hour; lessons are $65 each. Special <br />services such as turnouts, bathing, etc. are handled by an independent contractor and fees are <br />set by her. Our lease with the District requires that we charge board at the median ranging up to <br />median +33% compared to comparable boarding facilities in the region. The best evidence that <br />Rancho Potrero is well-managed and fairly priced is the current vacancy rate compared to the <br />former operator: 4% at $590/mo. vs. 27% @ $430/mo. <br /> <br />
