Temporary Lease Agreement with Reign of Terror Haunted House, Inc. and <br />Thousand Oaks Marketplace, LP, as Landlord <br />Callis presented a history of the Reign of Terror Haunted House (ROT) and its <br />partnership with CRPD, which began in 2008. ROT, which has been held at the <br />Janss Marketplace since 2009, must move to a new location in the same shopping <br />center. The proposed lease is very similar to last year's; differences include a term <br />of September to November (vs. January to November) and a cost of $70,000 plus <br />a $3,000 security deposit (ROT used to run rent-free in the space above Gold's <br />Gym). Bruce Stanton, the owner and operator of ROT, explained the reasons for <br />the move; he will assume all the noted expenses. He was available to answer <br />Board members' questions. ROT has made significant donations over the years <br />to the Thousand Oaks Teen Center and to Conejo Theater for Everyone in addition <br />to donating $73,000 to other local non -profits. Staff recommends the Board <br />authorize the General Manager to sign and execute the lease. Stanton was <br />thanked for all his support of the District over the years. <br />It was moved by Cusworth, seconded by Huffer and carried 5-0 to authorize <br />the General Manager to sign and execute a lease between Thousand Oaks <br />Marketplace and Reign of Terror Haunted House, which is substantially <br />similar to the presented 2020 proposed lease, with the additional input of <br />CRPD Legal Counsel. <br />F. Proposed Amendment to Employment Agreement Dated May 22, 2014 with <br />District's General Manager <br />Lewanda reported this item authorizes increasing the General Manager's salary <br />by 5% and is parallel to what was given to full time employees in the Memorandum <br />of Understanding from earlier this year. <br />It was moved by Huffer, seconded by Nickles and carried 5-0 to Adopt <br />"Amendment 3" to the Employment Agreement between Conejo Recreation <br />and Park District and General Manager dated May 22, 2014, adjusting annual <br />base salary by 5% from $213,470 to $224,141. <br />10.
