Lange, Vice Chair <br />Nellie Cusworth, Director <br />Doug Nickles, Director <br />Marissa Buss, Director <br />DATE: <br />January 5, 2023 <br />GENERAL MANAGER EMERITUS <br />TO: <br />Board of Directors <br />Tex Ward <br />FROM: <br />Jim Friedl, General Mana <br />SUBJECT: <br />Temporary Lease Agre.,aftir. ith Reign of Terror <br />Haunted House, Inc. and Thousand <br />Oaks Marketplace, LP as Landlord <br />RECOMMENDATION <br />Authorize the General Manager to sign and execute a temporary lease agreement between Thousand <br />Oaks Marketplace, LP and Reign of Terror Haunted House. <br />BACKGROUND <br />The Reign of Terror Haunted House began in 1999 at Bruce Stanton's home in Thousand Oaks. The <br />haunted house drew 40 people the first year. By the eighth year, attendance had grown to 4,400 people <br />over four nights. A larger venue was needed, so CRPD stepped in to help and the feign of Terror Haunted <br />House relocated to Hillcrest Center in 2008. <br />In 2009, Reign of Terror moved to a vacant store at the Thousand Oaks Marketplace and presented CRPD <br />with a donation. No rent was charged by Thousand Oaks Marketplace. To date, CRPD has received a total <br />of $427,000 in donations from Reign of Terror which has directly supported programming and equipment <br />purchases for the Conej® Theatre for Everyone and the Thousand Oaks Teen Center. <br />In 2020, Thousand Oaks Marketplace relocated Reign of Terror to a space on the lower level and began <br />charging rent in the amount of $70,000 each year. The rent was increased to $75,000 in 2022. <br />This year, the Thousand Oaks Marketplace has increased the rent to $85,000 and the lease period runs <br />from April to December 2023. <br />STRATEGIC PLAN COMPLD " GSC <br />Meets 2019-2023 Strategic Plan Goal 4.6: Build, maintain, and support reiationshlps with local <br />organizations engaged in activities consistent with -"he District's mission.
