The proposed location for the generator enclosure at Conejo Community Park is behind the vault <br />in the planter bed south of the main parking lot — see attached Exhibit A. To reduce the visual <br />impact, it will be installed partially below grade so that only 4 feet of the total 8 -ft exterior wall will <br />be visible. The additional leased area for the generator unit measures 13'4" by 10'6", or 140 <br />square feet. The wall will be of an earth tone color to blend into the slope and surrounding area. <br />A locked metal gate is also specified. <br />In exchange for the additional ground space, Verizon agrees to pay the District an additional $300 <br />per month, with a 3% annual increase. This rent is consistent with other approved leases and <br />coincides with prevailing rates within the industry. <br />AP <br />At Dos Vientos Community Park, Verizon intends to install the generator enclosure immediately <br />south and east of the vault at the end of the parking lot by the tennis courts — see attached Exhibit <br />B. The additional lease space measures 13'6" by 10'6", or 142 -square feet. Staff is specifying <br />eight (8), 5 -gallon shrubs matching existing landscaping to be planted around the enclosure to <br />soften the visual impact. Verizon will tap into the existing irrigation system to provide bubblers to <br />each shrub. As specified at Conejo Community Park, each of the proposed sites will have an <br />earthen colored wall and a locked metal gate. <br />In exchange for the additional ground space, Verizon agrees to pay the District an additional $300 <br />per month, with a 3% annual increase. <br />• q 1, pii�pi q� <br />,!1 0 WMA 7P=11 11 �11:;1111!11io�l <br />The Verizon Wireless facility at Paige Lane Neighborhood Park utilizes an existing Southern <br />California Edison (SCE) pole for their tower mounted antennas. The pole and equipment <br />enclosure are located on the far east side of the property by the perimeter fence abutting the 23 <br />Freeway. As such, there is no interference with the development of the park currently in progress. <br />The proposed generator enclosure, measuring 140 -square feet, will be in line with and <br />immediately north of the equipment enclosure — see attached Exhibit C. Access to the facility will <br />be through the service gate at the north end of the park. Since Verizon will be operating within <br />SCE's easement area, they must coordinate access with SCE to avoid interference with SCE's <br />activity on the property. The same lease rental terms apply to this site, as specified above for <br />Conejo Community Park and Dos Vientos Community Park. <br />Verizon's wireless facility at Wildflower Playfield is located on the west side of the park adjacent <br />to the basketball court. The antenna pole is the light standard at the northeast corner of the court, <br />with the equipment vault on the east side of the sidewalk in the undeveloped area. For ease of <br />access, Staff is recommending that the generator enclosure be located south of these <br />
