Holt, Director Joe Gibson, Director GENERAL MANAGER EMERITUS Tex Ward for Building Rehabilitation Study and Authorize General Manager to enter into a Professional Services Agreement with Architectural Resources Group (ARG) in the amount of $34,970 for a Building Rehabilitation Study for the Bunkhouse and Main House at McCrea Ranch. DISCUSSION Staff has had initial discussions with ARG to provide a Budding Rehabilitation Study (see attached Professional Services Agreement) for the 1890 Bunkhouse and the 1933 Main House at the Ranch. The Study would provide historical data and research, conditions assessment, treatment recommendations, and cost estimates for improvements to the buildings to preserve and protect these historically significant structures. In addition to being a guideline for improvements, the Study would assist the District and the McCrea Ranch Foundation in seeking potential grants for the preservation and protection of these structures which are part of the Ranch, which in 1994 was placed on the National Register of Historic Places by the federal government. Earlier this year, the District received $178,000 from the liquidation of two McCrea Trusts. These funds are available to "reinvest" in the McCrea Ranch. Staff recommends that the approximate $143,000 remaining after the Building Rehabilitation Study be committed as a "challenge grant" to the McCrea Ranch Foundation, encouraging them and their donors to raise significant funds by July 1, 2016. Soon thereafter, with the Building Rehabilitation Study results in hand, staff will return to the Board regarding the specifics of the capital improvement(s) to be funded from this collaborative funding effort, including a capital improvement grant agreement with the McCrea Ranch Foundation for consideration.
