Holt, Director <br />Joe Gibson, Director <br />Ed Jones, Director <br />GENERAL MANAGER EMERITUS <br />TO: Board of Directors Tex Ward <br />FROM: Jim Friedl, General Manag <br />SUBJECT: Brush Clearance Easem tf errace Homeowners Association (T5377) <br />RECOMMENDATION <br />Authorize General Manager to enter into a brush clearance easement agreement with Oak <br />Terrace Homeowners Association for access on to District property, Lot 2 of Tract 5377 (north <br />of Stagecoach Inn) to perform necessary brush clearance. <br />DISCUSSION <br />A standard requirement of the Ventura County Fire Department is brush clearance up to 100 <br />feet of a structure. New construction or the expansion of an existing dwelling may necessitate <br />brush clearance beyond the property line of the proposed development. When the adjacent <br />land is CRPD or COSCA property, the applicant is required to obtain an easement to enable <br />access on to District/COSCA property to perform the necessary brush clearance. <br />Conejo Recreation & Park District acquired Lot 2 north of the Stagecoach Inn, as a condition <br />of development of Tract 5377. The new homes east of this lot create an impact for brush <br />clearance with distances of up to 85' on to District property. This burden is extended to the <br />homeowners association on behalf of the individual property owners bordering this lot.
