This analysis identified that there were 544 Tax Rate Areas and 47,607 secured parcels (3,349 <br />billed unsecured assets) and 1 parcel that is valued by the SBOE but taxed locally for a taxable <br />value of $36,596,259,480 which are shared between the two districts. There are thirty-eight (38) <br />tax rate areas in the 2021-22 tax year that are assigned to the Conejo Valley USD and are not <br />within the Conejo Recreation and Park District service area with 299 secured parcels and 31 <br />unsecured property tax bills issued in 2021-22 for a taxable value total on the 2021-22 roll <br />released by the assessor of $547,639,198. There is one (1) tax rate area that is served by the <br />Conejo Recreation and Park District that is not included in the Conejo Valley USD which includes <br />four (4) secured parcels and a taxable value of $6,573,096 in 2021-22. <br />Revenue Analysis: <br />The parcels identified in the Conejo Valley USD and not within the Conejo Recreation and Park <br />District have a 2021-22 total taxable assessed value of $547,639,,198. This value is taxed at 1% <br />per Proposition 13, for a taxed value of $5,476,391.98 to be used in quantifying the general 1% <br />levy. The Conejo Recreation and Park District's weighted average of 1% taxes levied is <br />0.05081777 (Average Weighted 1% share report attached). This means that the 1% general tax <br />revenue to be gained as a result of an annexation of the parcels, identified in Attachment B of <br />parcels found in the CVUSDand not within the CRPD into the Conejo Recreation and Park District, <br />if the same weighted share were to be transferred, would be $278,298.03. <br />Attached to this report are the following items: <br />ATTACHMENT "A" HdLCC Report m 2021-22 Category Summary Parcels in Both Conejo Parks <br />and Recreation Department and Conejo Valley USD -- This report provides a breakdown of the <br />parcels in both agencies by use type and value each use represents of the total. <br />ATTACHMENT "B" HdLCC Report — 2021-22 Category Summary Parcels in Conejo Parks and <br />Recreation Department and NOT in the Conejo Valley USD -- This report provides a breakdown <br />of the parcels in the Conejo Parks and Recreation District that are not in the Conejo Valley USD. <br />The use type and value of the parcels in this listing are noted. <br />ATTACHMENT "C" HdLCC Report — 2021-22 Category Su--mmar-y Parcels --in-Conejo Valley <br />Unified School District and NOT in the Conejo Parks and Recreation District -- This report <br />provided a breakdown of the parcels in the Conejo Valley USD that are not in the Conejo Parks <br />and Recreation District.
